Signs for landlords and letting agents

The signs for landlords that matter most are small: a gas safety check label on the boiler, a CO alarm label, fire door inspection labels and a clear circuit chart at the consumer unit, so tenants and contractors know what was checked and who to call. Blocks of flats add communal signs for bin stores, car parks and fire routes, and letting agents add printed Correx boards and stationery. Below, each is grouped by where it goes, with real sizes and “from” prices from our landlords and letting agents range.

Inside each property: safety labels #

These labels are printed with your company name and phone number, with write-on lines for the details that change at each visit. A letting agent can order them with the agency’s name and number and leave the engineer and registration lines to be filled in at each check, so a tenant who spots a due date rings the agency first.

If you supply appliances, PAT Test Pass labels (51 × 25 mm or 62 × 33 mm, from £27.22) and RCD Test labels (from £27.47) complete the set. The CO alarm label is worth putting on every alarm, because it carries a replace-by date that is otherwise easy to lose track of.

Paper or polypropylene

Matt paper takes a ballpoint and suits boiler cupboards and hallways. Waterproof polypropylene with a matt laminate suits meter boxes, outside stores and damp cupboards; write on it with a permanent marker. Labels are not certificates

A label tells the tenant and the next contractor what was done. It does not replace the gas safety record, the electrical inspection report, alarm checks or the other documents landlords must keep and give to tenants. The rules differ between England, Wales, Scotland and Northern Ireland; GOV.UK’s guide to renting out a property is a good starting point for England.

Communal signs for landlords of flats and HMOs #

Shared buildings need signs for landlords that tell every resident, visitor and contractor the same thing. The usual gaps are fire routes, bins, parking and plant cupboards.

• Fire safety: fire door inspection labels on each door, plus Fire Assembly Point signs (A4 from £5.28), Fire Alarm Call Point signs and fire exit arrow signs (297 × 100 mm from £4.49). Your fire risk assessment decides which signs go where. We do not currently list a Fire Door Keep Shut sign; ask us if you need one.
• Plant and meters: a Gas Mains Shut Off Valve Keep Clear sign from £5.28 on the meter cupboard door, and Staff Only or Private door signs (200 × 50 mm from £4.01) on plant rooms.
• Bins: our recycling and waste signs include Mixed Recycling, Mixed Glass, Mixed Paper and Card, Non Recyclable Waste and Do Not Litter Use the Bins Provided, from £5.28 for A4. Match the wording to your council’s collection rules.
• No smoking: No Smoking Including E-Cigarettes signs from £5.28 for hallways, stairwells and bin stores.
• CCTV: if cameras cover shared areas, a CCTV in Operation sign from £5.28 tells people they are being recorded.

Self-adhesive vinyl suits painted walls and doors indoors. For bin stores and outside walls, choose 3 mm Dibond.

Car parks and grounds #

Parking signs for landlords of blocks need the same wording at every entrance and every bay. Our car park signs cover the common disputes: No Parking Except Residents, Reserved Parking, Visitor Parking, Keep Clear No Parking and No Responsibility Is Taken for Vehicles Parked. They come in A3 (297 × 420 mm), A2 (420 × 594 mm) and A1 (594 × 841 mm) on 3.5 mm Correx, 5 mm Foamex or 3 mm Dibond, from £28.97, and are printed in our Manchester workshop. As a guide, A3 reads at about 12 m, A2 at about 17 m and A1 at about 24 m. Use Dibond on posts and walls that face the weather all year, and put the sign where drivers see it before they park, not after.

Signs for landlords and agents marketing a property #

Printed Correx boards are the light, waterproof option for letting and sale boards, printed in our Manchester workshop on 3.5 mm or 5 mm Correx. A2 (420 × 594 mm) starts at £33.17, A1 (594 × 841 mm) at £45.17 and A0 (841 × 1189 mm) at £87.50, single or double sided, with drilled corners if you want to screw or cable-tie them. Standard production is 3 working days. Double sided print makes sense on a board fixed at right angles to the road. Boards advertising a property for sale or to let have their own size and timing limits under advertisement rules, so check with the council before fixing one up.
